Here are two scenarios: The first is something you might see on some TV shows that dramatize how wrong a project can go. Poor workmanship, over budget, contractors not showing up, or abandoning the job. An“F” word comes to mind but it is not the one you would think that I am referring to. These type of issues arise occasionally mostly because the well-meaning contractor does not have the benefit of processes and systems that keep issues like this from arising in the first place. I have helped a couple of homeowners this year complete their homes or fix massive deficiency items that their original contractor left behind. In both cases the contracts were fixed price without transparency as to exactly the details and costs of items and labour.
The second scenario is the opposite – everything goes really well: On time, on budget, great workmanship, and great communication along the way. The experience these clients get can be summed up with an “F” word as well. Fun. It is actually a fun process to go through. Building a new home or completing a major renovation is a big investment and everyone obviously wants it to go well. But what if the experience is fun instead of stress filled?
Tips to make it FUN:
- Choose a contractor that you have a great communication with right from the start. That natural rapport will make things easier as you work through the mountain of decisions to make your dream a reality.
- Start with informed expectations – things like: There will be days or times that no one is working on your job, so don’t set yourself up for stress when you show up and no one is there; Expect clear, complete, and easy access to all the quotes and invoices and discuss with your contractor exactly how he will provide that to you ( a huge paper file once per month, verbally, or on line with immediate access, etc.); Get all your selections and choices done before starting construction to avoid delays and cost overruns –you get the idea.
- Have a scheduled frequent communication process set up. Whether its in person, or supplemented by online access or phone calls, etc. Make sure to keep it focused and organized.
- Be clear of who your main contact person is. Avoid frustration of calling different people in the organization looking for answers.
- Always know where you are budget-wise and financially with control on your budget.
- Give yourself the gift of design that includes something that you have always wanted – amazing storage, a shoe and bag closet, or a work bench in the garage – just give yourself that “thing” and you’ll enjoy the home more when it’s done.
