Renovating a Home with a View
We recently had a client purchase an older home in the Edmonton, Park View neighborhood. When we were initially brought in as general contractors, the scope of the project was to renovate the main floor; however, when doing a review of the existing roof we discovered a stunning view of down town Edmonton (seen below). This lead the homeowners to a unique question, is the new proposed second floor renovation cost justified by the increased value of the full second floor with a view? This question has to be asked, because even though our clients are not looking for a quick flip, they still need to know if cost vs. the value is within an acceptable range.
The first step in making this decision is to get an accurate assessment of the costs of the renovation. To do this we first need to establish the new design and have a qualified drafter draw up construction plans. To get a real picture of what the house will look like, we strongly recommend 3D rendering of both the exterior and interior views. Off these plans, we can correctly estimate the basic envelope costs. The second factor in determining the overall cost of project is to add the interior finish supply items. Once we have accurate assessment of the costs, a list of interior finishes, construction drawings and 3D renderings, we can engage a third party appraisal company for a valuation assessment.
