The Lower Mainland is currently facing a significant housing shortage, with an insufficient number of homes to accommodate all residents. To address this crisis, the provincial government has introduced new bylaws that streamline the permitting process for small-scale multi-unit housing.
So, what exactly is “small-scale multi-unit” housing?
Housing types today range from single-family homes on one side to large condo complexes on the other. In between these extremes lies these small scale multi-unit homes, which include duplexes, triplexes, townhouses, fourplexes, laneway homes, coach homes, garden suites and multiplexes.
A quick walk through any Delta neighborhood reveals a notable absence of these mid-density housing options. New Delta housing bylaws aim to address this gap. These new bylaws make it easier for property owners to get permits for a variety of these homes, from duplexes, coach homes to six unit multiplexes.
Why build multi-unit?
Building a multi-unit property offers numerous benefits. It can create additional space for your extended family, an ideal solution for multigenerational living. Or it offers the opportunity to create rental units that provide ongoing income. Alternatively, in some configurations, you could sell the units, allowing you to recover part of your building costs.
At Alair Homes, we are experts at transforming your single-family lot into a duplex, a duplex with a carriage house or other multi unit layouts. We can help you to maximize your investment and provide housing solutions for you, your extended family and the community at large.
How many units can I construct?
Delta’s updated housing bylaw permits the development of up to six units on a single residential lot, depending on the lot’s size and where it’s located. These units can be up to 2.5 stories high. According to the city of Delta, you can build:
● A maximum of three units if your property is under 3014 square feet
● A maximum of four units, if your property is over 3014 square feet
● Up to six units if your property is over 3014 square feet and within 400 metres of frequent transit
