I have recently found myself in the market to buy or build a home and like so many people out there, its been a thought provoking and often maddening decision. There are many pros and cons for each, this is true, however the biggest difference that I can see is when you buy a previously built home you’re paying retail, whereas building you are getting into a comparable house for a wholesale price. In today’s market this is a huge difference. Yes, it seems biased for me to say this as I work for a Home Builder but facts are facts and that’s a solid one.
Home Buyers Need to Get what They Want
Do yourself a favor and ask yourself; Whats your biggest fear in spending a half million of your hard earned dollars? Mine was that the market would experience a down surge, or even worse, a crash and I would lose everything I had worked so hard to get. With that in mind I felt strongly that if I had a set budget of 500k, what I would get buying an existing home would be nice and most definitely suit all my needs, however if I put the same amount of money into a new build, I would not only get precisely what I wanted, I would also be getting into the housing market at a “wholesale” price meaning that my 500k that just burned its way through my pocket would actually be worth a little more than I spent, versus the existing home purchase where it would be more susceptible to market fluctuations and therefore worth only the 500k or worse, even less.
Benefits of Building a Custom Home
I highly recommend anyone in a similar situation as mine to consider building new, using Alair Homes or not and here’s why in an apples to apples comparison:
- Alair Homes charges a mere 15-20% management fee whereas traditional home builders are charging roughly 40-55% of the total cost of the build as their fee
- Custom builds are shown to enjoy a 14% increase every year for the last 10 years whereas the residential market has shown fluctuations of 14% up/down roughly on a 5 year cycle
- You get precisely the home you’re looking for with as much input as you care to have in your new home. If you’re a “hands on” type this is a pretty awesome feature
Now, this may seem like a sales pitch but please understand that the reasons I listed are very real to me and I would assume most people in this unstable market. My intent here is to not sell the brand but make the general public understand that a Project Manager with a Custom Home Builder has the same misgivings and fears that most of you have and maybe, with a few well placed words, I can help diminish those fears and show you, the consumer and hopefully new home owner, that with the right people around you and the right information, even a daunting task such as building a home, is a very real and doable project for most.
